To complement the serene natural setting of this quiet bay location, we redesigned and refaced the townhomes in the timeless Arts and Crafts style. New dormers add more visual interest to the rooflines, and transom windows above the doors showcase beauty and natural light. Low-maintenance James Hardy siding and shakes, in a natural color palette, provide warmth that blends with the environment and matches the existing Chicago Street brick exterior.
Modern efficiency.
The insulation and venting of the new gabled roof structures increase the efficiency of the building envelope, while hidden downspouts provide superior water shedding. New storm doors and updated flashing also contribute to better energy efficiency. And the new pitched roofs, plus an upgraded drainage system, allow water to drain equally to the north and south.
The payoff of great communication.
Upgrading this townhome community meant keeping the board of directors and all of the homeowners up to date at every stage of the project. We coordinated with each owner’s schedule, so that we could work on their property while they were away. And, because of the new landscaping, job site storage was limited. “Just in time” delivery methods were utilized, and this too required excellent communication among our teams and residents.
Mostly, however, our commitment to communication helped ensure that each homeowner was getting the most out of this investment. In the end, our work helped increase the townhomes’ value, even in a struggling real estate market. Before the project, the homes had sold for around $400,000. Afterwards, a unit recently sold for $599,000.
